The Benefits of Seal Coating
What is Seal Coating?
- Seal coating is a coal tar emulsion (Note: sealer is not a petroleum-base product) that is applied over asphalt as a protective coating to shield the surface from rain and sunlight. Sealing substantially prolongs the life of the asphalt, as well as beautifies the pavement.
- The resiliency of the asphalt pavement is sealed in and destructive forces are sealed out. This means oxidation of the asphaltic binder is stopped and liquids like gasoline, oil, salt, water, and other chemicals are prevented from damaging the asphalt pavement. The pavement bed with be kept in place to carry the loads for which it was designed.
- Following a DuraSeal program of preventive maintenance with regular applications of coal tar emulsion sealer will provide the most economic maintenance for all asphalt surfaces. A savings of 40-50% can be realized over a fifteen year period.
- A regularly seal coated parking lot will enhance the appearance of any property and project an image of success and prosperity to customers, residents, and vendors.
- How Often Should Asphalt Be Sealed?
Manufacturers recommend sealer is applied every two to three years. Frequent application will insure a relatively trouble free, low maintenance, attractive, long lasting parking lot.

- EIGHTEEN MONTH OR THREE YEAR GUARANTEE*
- This consists of 1 squeegee coat and 1 spray coat over the asphalt area. Pricing for Squeegee application is slightly higher due to increased product usage and extra labor involved during application. DuraSeal usually recommends this application for older damaged asphalt when thicker coverage is necessary.
